„Corten” Apartment Building (planned investment)

Description

Five-storey, residential „Corten” Apartament Building, housing 29 apartments of different types,  will be fully provided with a basement. Its location on a new plot (no 1357/21), area of  3595m² , will guarantee all residents an easy access to the building from Zygmunta Starego and Kazimierza Wielkiego Streets.

The building was designed on a regtangular plan where its underground storey, a multi-stand garage, is protruded to the south-west compared to the upper storeys where all apartments are designed to be construced.The building’s long axis is directed NW – SE. Accessing the 53 – stand underground garage will be possible from the west gate. Circular traffic is planned inside the garage. The underground garage is communicated with the other storeys by two staircases. Two-way staircases with lift shafts are located in the north and east corners of the building’s view. In the south corner of the garage there is to be an extra evacuation staircase leading to level “0”.Ground-level storeys are designed for seven different types  of apartments marked as A1 – A7. Ground floor , the first and the second floors are designed for A1 apartments – area of ca. 53m2; A2, A3, A4 – area of ca. 80m2 and  A5 – ca. 109m2. There are two bathrooms, two or three bedrooms in these apartments. The groundfloor appartments will have their own private gardens from the south side. A6 and A7  - both split-level apartments with areaof ca. 87 and 137m2 - will be located on the third and fourth floor. These apartments are designed to have two or three bathrooms and two or four bedrooms.

All apartments have big light living rooms leading  to south-east loggia overviewing the renovated Granary. The entrances to the building are located from the north side as a system of suspended open galleries and gangways stretched between reinforced concrete towers of outside staircases. Outside communication system will have a netting with some growing plants.

The rhomboid body of the building will have “corten” metal sheeting elevations. The gable ends of the building are designed to have large glazzing areas located between the third and the fourth storey, showing the ceiling line. The size and arrangement of all north windows will provide residents with maximum privacy. Glass barriers separating loggies from southern rooms of the apartments will be absolutely opposite the nothern windows. Apart from their architectural  value they will provide the users with proper day lightning.

Constructionally, the building is a kind of a reinforced concrete „case” of underground storey which is a base for a reinforced concrete frame with a light brick filling.

The outside communication system construced from reinforced concrete, brick and  steel. Reinforced concrete floors and stairs. Flat slab roof covered with a membrane. Elevation finish – Corten sheet. Aluminium windows. According to the design there are some pedestrian paths , roads and professinally arranged greenery.
